This tree you say is 12 feet if that is the trunk your describing it might not be a diy project, the cheapest way will be to call a pro lets you try yourself and cause and accident or other damage to property that could cost you dearly.

NOTE - if you do not have documentation of how the unit was WHEN they moved in, at best you can deduct for damage that occurred after your purchase / baseline inspection that you’ve documented.

Certainly, because I don't want to evict someone who can't pay, because their "room-mates" moved out 3-months into the terms of the lease.If I go by first-come first-serve, where the first qualified applicant gets the property, I'm afraid such a 5-person situation could occur next time I need to find tenants.Is it possible to pick the cream of the crop?

The SWD only “warrants” against any defects/claims that occurred While the VA owned it....which would be from After the foreclosure auction until now, which is not when/where any title issues, if they exist, would have occurred.I would however, get my Own title commitment, and perhaps the insurance,from my own title company....as with Any other REO..

Reece,You probably already know this but since you brought up a 1031 exchange, I figured I would throw in my two cents in case you aren’t aware of a strategy that I used with great success (on accident).The tax code allows you to sell your home without paying CGs if you lived in it for the 2 of the previous 5 years.
