We do all interior painting, flooring (laminate, LVT, occasionally tile), tile backsplashes and tub surrounds, finish trim, light fixture and ceiling fan replacement, minor plumbing and toilet replacement, small drywall patches.

I only dance occasionally at weddings now.

Long-term is much more "Passive" in that once you have a renter in place, you have to answer a few calls now and then and occasionally coordinate a contractor or plumber.

My wife and I occasionally help other investors by acting as their buyer's agent, and I couldn't imagine not getting back to the investor before the end of the day in which he requested the information.

I have found that in many cases being fair with people has worked to my advantage however when you come across the the occasional professional dead beat, they tend to know the law better than you do so make sure your lease is written with adequate protection based on your states requirements.

The only items that can be deducted are property taxes on Schedule A and occasionally interest on Form 4952.

I buy them occasionally when they do trustee sales but they're few and far between.
