I got 7 people on the phone in the first 10 leads 2 were motivated sellers ... the one I have a contract on was a referral from a contractor we use ... and I got a call back from a seller with a 5 acre commercial property ... its just been very frustraiting to spend time on fast people search and true people search and county tax info web sites looking up info and waisting time .

YouTube and Instagram and even a quick highlight from the BP podcasts can show the best parts and not the parts where contractors run off with money or crack heads break into your “investment “ property that is now a loss… I’m not at all discouraging pulling a trigger but I am saying, take your time , take a breath, you’ve got this, it will work out soon.
