Now note that AZ and FL are bid down states, the winner is the one that offers the lowest acceptable interest rate -- kinda sucks unless you find a county that doesn't have too many investors.

Locate your local assessor's office online (they are organized by county).

I work in Orange County, CA and we are now seeing builders offering up to 10% just for the buyers agent to bring a buyer!

To get a deal, the developer needs to hook up with a non-profit hosuing agency, PHAs are prime targets to partner with, the proposal goes to the state level and comes back to go for approaval by the loacal PHAs, to show that a need exists and the city council, county commission must sign off as well.

Its for contractors such as electricians, hvac, ect. what they do is you have a county you work in or counties, and you buy into the network and only you control those counties but if the counties are a certian size like near pittsburgh you can have as much as 3 guys in your network but if it the size of my county I have only me. and what that company does is estiblish a network a forum for everyone to post ideas, problems, situations ect. and not have to worry about some guy down the street stealing your ideas. you know who your helping and you will know if that guy knows what he is talking about.
