@Troy Marschall As @Brian Burke and many others said in this thread, you should consult with your securities attorney on the best structure for your deal in particular.

After consulting with the BP community, an attorney, and my agent, I decided that it would be best to walk away from the "deal."

If those aren't your cup of tea, you can have the buyer buy directly from the wholesaler, but attach an addendum to the contracts for your fee (consulting).

So, I do appreciate the very general & sound advice to consult with professionals. 

I'll go one step further, savvy Realtors will need to better understand their client's expectations, their digital acceptance, willingness to do virtual consultations, showings, and even buying physical sight unseen in some cases. 

However, he has been involved in some consultation matters I've been involved in.
