My lender seems to have done a little mistake and my father who is co-signing was never told he has to be down here for the signing which was suppose to happen today at 1:00 and it cannot happen without a wet signature from him.

The best of both worlds is the wet spot and a hill nearby.  

All the other houses on the street seem to be fine.   

Any tips and recommendations are appreciated.

The key is finding out what the seller wants as far as terms but the majority just want a quick close with the highest price. 

Plumbing company says its the only way to resolve the issue I have.

One of the properties is a three bedroom with no garage that the tenants pay on time but require more of my time than the others .

Throwing money into a property is easy; throwing money into the right property, then managing it well is the hard part.1.

But the value it provides is definitely worth it.
