Honestly, why ask a public forum to guess at your financial viability when one phone call to your lender would give you a solid answer (granted, you need a good loan officer) for free.Good luck.

That being said, I would drive for dollars and send mailers or just pick up the phone and start calling cold leads & expireds.

Looks like your question hasn't been answered.I am locking up about 8 deals a month by cold calling & direct mail - I hired 4 cold callers to generate me hot deals and I take the direct mail calls to my cell phone personally since that marketing channel costs more money. 

The free option is just pick up the phone and call 3 or 4 commercial MF brokers from the bigger shops, say you’re an investor and ask for some comps / old OMs, which will have rent analysis.

So l decided to open it up to couples recently and I ended up talking to guy on phone and then my property manager showed unit to this guy.

Search out a local real estate group like DIG or connect with an attorney that you can refer business to on occasion so you can pick up the phone and ask questions when necessary.

I have a partial buyers list in my phone.

There are virtual assistants who will answer phones or make calls.
