TX has some of the highest property taxes and insurance rates in the nation whereas Kansas City are on the lower end of the spectrum. 

Giving him a great life that involves a ton of travel - we are constantly out and about showing him this great nation of ours in an RV (we find managing the rental empire from the road works just fine).

I'd say you're the only one who perceives this as some change in the marketplace, it may be due to your lack of exposure in society on a national basis.

However a lot of large regional or national banks will have a third party basically go through the "vetting" process for them.

Marketing as a true TK investment without being able to list may be very difficult, especially if the Seller expects these other conveniences normally associated with a TK investment.It would seem to me that trying to work with already established national TK companies like Norada or MemphisInvest may be a solution.  

You need to find a lender that does commercial loans and many of the national commercial lenders have a minimum loan size closer to $500k.

The other thing to note with the Private Market is that they are not Limited to $250,000 building and $100,000 contents like the National Flood Insurance Program from FEMA.  

Unfortunately, their national data ends in 2016.
