@Casey Fares:Land is a great investment, but it comes with it's own unique set of challenges.

Upon return to the house you will notice a unique "clean smell" but the house now needs to air out, open windows and doors.

.- Look for a fairly large management company with at least 7 employees that specialize in various tasks (showing, leasing, repairs, collections, bookkeeping, etc).- Make sure that property management, NOT SALES, is the only thing that this company does.

@Chad ClantonThe deposit waiver program is unique to Fort Hood.Or rather was.While ostensibly still a program that the landlords can use, the Fort Hood Housing office itself advised me not to do participate.  

There are other potential complications such as the increased amount of red tape, paper work & the other tasks that come with that

Commercial property gets a lot more competitive and every deal is unique.

I want to be able to get a 203k loan and do some of the work myself. work like flooring, tiling, painting, any finish carpentry, possibly drywall work, bathroom/kitchen cabinets, etc...These tasks do not require a license to perform.Is this something i will have to work out with the selected contractor?

I welcome any ideas from this forum as a new member in a unique situation, but determined to make it work.

So our goal is to acquire the home/office addresses for owners of facilities in order to insure they see our mailers.My methodology so far has been to go county by county, identify all self storage facilities on Google Maps (double-checking with our database to make sure I don't miss any not on Google,) and entering the addresses into a tax parcel GIS unique to the county.
