We have about $13,000 in debt due to remodeling our current residency and mainly because of medical expenses.

He told me that his wife has medical bills for MS, $5600 for meds and $505 for the infusion/ monthly.This is news to me...and if this is all true, this would cripple their ability to pay rent. 

Sure having the debt paid off would make you more attractive to a bank for lending you money but there are tons of other routes to travel so don't let that be your roadblock.

If he says he wants out because he is 50k behind medical bills or wants to move to another cheaper state because of this and that, yeah, that's a motivation.
