I saw one guy who managed grocery stores for seven years, went through some course with another well known syndicator and suddenly, boom, he is raising a fund to buy apartment buildings.

Just because we've seen a surge in real estate appreciation over the past 8 years does not mean that we are poised for a collapse in housing.  

One complaint from an investor to the SEC and all of a sudden the 15k you spent in a true syndication attorney is totally worth it.

What happens if you don't make an investment and that additional $1,500 goes to buying the bigger house, new car, larger TV... oh and then all of a sudden you're back up to $60k in debt without an investment property... oops

Both are close to Midtown/Downtown and have seen a recent surge in interest. 

Sudden, rapid growth can make 100k disappear pretty fast. 

I rented a client's unit for one year with no issues then suddenly a new HOA came in and began searching Airbnb which led to multiple fines. 

Time to talk to my biggest advisers, my wife, and my son, and all of a sudden, there it was, HESITATION!

I think any buyer that walks in will absolutely LOVE the feel and the light that suddenly rushes into the house!
