I unfortunately have a lot of my funds tied up for the next 3 months and I was wondering if there were any creative financing solutions anyone is aware of for turnkey properties such as this one. 

You’d just be tying up more money in this property that could otherwise be invested in something more profitable. 

Even if all you get is education.But first, tie up the deal.

Some people would rather leave some trees and you don't have your cash tied up.

From what I've seen, there is sort of a year round market - I think stronger in summer but still some winter potential.    

I have added railroad ties with a drain and gravel in a worst case scenario and had success.

On the flip side, I really don't see where tying a property up with a "substantial" EMD and assigning (as the contract states you have the ability to) as a business model is weeded out.

and your Darn right giving your kids an education that is not tied to loans is a HUGE bonus for them.. it takes planning on our part as parents and a lot of sacrifice.. but its one of the things I am most proud of.
