One star, would not recommend to others.

I firmly believe that if a person is knowledgable, motivated and socially adapt to be a wholesaler they could be a rock star sales agent.

I have an agent I know I can list a property with and something might happen if the stars align (he has a very big name behind him).I also have an agent that I know I can call and a property WILL be sold.

I'm 43 with a crappy job and I'm excited to star looking...

This includes the initial phone call, driving out and meeting the owner at their house, follow-up until I have signed contract back, and the BS associated with title problems, seller's getting cold feet and trying to back out of contracts, and all the other stuff that comes up from contract signing to actually settling on the house.BEST PERFORMING MAIL PIECE:Handwritten letter on yellow lined paper with handwritten invitation (A6) sized envelope in random colors (pink, light blue, yellow, etc)I have graphics on BOTH the letter and the envelope- things like dollar signs, stars, arrows, houses, etc- whatever random stuff I could think of to make the letter more eye catching and 'WTF' eliciting when opened by the homeowner, so they would actually read it.SECOND BEST PERFORMING MAIL PIECE:5.5 x 11 inch yellow post card (big post card) with somewhat handwritten looking font.  

@Patrick Connell - thank your lucky Texas star (no wonder thumbtack.com ranked Texas #1 for being small business friendly).... here in Maryland, General Contractor licenses are issued by local municipalities, usually the County.  

I look at 300 to 400 people  and we know each and everyone of them paid 20 to 30k to be there or per couple.. and yet how many of those are going to make it or even make enough to get their 30k back ... well its all law of averages.. as I sit and look at some and talk to some I see some star's who I think will rise up and grab the brass ring and I see others and talk with others that just have no clue no matter who is training them.. they will fail. 

Big HenryWhat he's asked for is (effectively) the moon and the stars on a silver platter - MLS access for an "assistant" who isn't an agent, and isn't doing the agent's business is at best a perversion of the rules.

We have several 5 star running backs in the backfield this year.

Wesley,Honesty is the best policy, however being too transparent can backfire.It truly depends on your approach.
