Your rent should be counted against the debt!

Here's the three things I know1) my relator there says that Estes Park limits there short term rental permits and that I should not count on being able to get one.2) month to month or anything long term is hard for renters to find bc of a rental shortage.3) tourists to Estes Park and RM national Park percentage increases are going through the roof each year. 

Any value that you add later should not be counted today.

My aim now is to make the biggest bang for my buck, but I won't count any area out just yet.

The lender will count 75% income of  triplex. 

Sort of like vacancy and maintenance reserves are not counted as true expenses but come into play when figuring cash flow. 

Two big differences worth noting being that a) instead of having to make a down payment your existing equity is used, and b) rental income cannot be 'counted' if it is vacant (unlike a purchase mortgage).

So, I will start counting on July 7 for unpaid rent because that is after the grace period.

being late now and going into December you can pretty much almost count on this issue not resolving. 

On an average month I will spend thousands of dollars in supplies so If I can pay for vacation without paying count me in.
