I don't know which side of the Bay you live in but there's also a Palo Alto event.

But there is a lot of learning that goes on in the first few properties that ends up saving $10,000's or $100,000's on bigger deals. 

Just curious, you are your partners are contractors, but if you were charging $s on that job (if you were a hired contractors), how much would the profit have been (or would there have been a profit)?

What are you going to do when the tenant screams " my son has led in  his blood " Or I can't pay the rent I got in a car accident " Do you know how to deal with EDEN or Sec 8, ?  

I do believe there are markets in the US that would yield you +$'s on a monthly basis.Sorry I can't give you a direct answer, but I'd be glad to help bounce ideas if you need a sounding board.

We were juggling work, our son, and free time, and we don't like to stress ourselves out too much. 

My son is in the Airforce going into his 3rd year and I always tell him to stick it out!
