If you're looking out-of-state and seeking property management, you need to be sure you're interviewing multiple management companies and really fit with the right one.  

I should add that I am in California, but if you follow the rules and read the contracts (and have an assist from a legal team), its not that bad.

Shane, There are a few things I saw on the report that I think you should ask for seller assist so you can fix it yourself (Never ask seller to fix anything, they are trying to keep as much profit as possible, so they are inclined to do half-*** jobs) or ask for 2-3K reduction in price.

Attorneys just don't seem to want to assist in any way as this kind of deal is promoting breach of contract with regard to the current owner and has some risk.I guess if someone could convince me it's possible, would they be willing to explain a step-by-step process to me?
