I want to start investing in Georgia since this is my primary residence and being physically here will help me learn all that I can with my first deal. 

There are a few park-owned homes that I want to sell to the residents while holding the note.Has anybody done this?

I bought my first property as a primary residence upon arrival in 2016 and I have gotten to experience the great appreciation potential that a hot SoCal market can provide.

My husband and I area dual Canadian/US citizens residing in Canada.

Not sure what your intentions are as you didn't indicate if this is a rental, flip or primary residence. 

I personally prefer 3 car garages in my residences, but only 1/3rd of my properties have 3 cars as it really limits your selection.

And we are not talking out primary residence here. 

Examples: A guy with hotels who used business /personal credit cards for free flights, a guy doing private investing/hard money lending, and last month was a guy who told the story of a 12+ property deal spanning 2 states and 1 primary residence of the seller.
