@Christopher M. is correct that even in states that cannot discriminate against SEC 8, it is unlikely a voucher holder will meet their standard criteria, and as a result, they would be denied for not meeting the criteria, not because they have a voucher.

I highly recommend you consult with a knowledgeable CPA in the area of international/cross-border taxation especially as it pertains to estate taxes.You are correct - a nonresident alien is generally subject to an estate tax on their U.S. situs assets of 40% on the excess of $60,000.

They want to save for a goal, REI in your case, they need to live somewhere while doing this anyway so if they can buy or rent, buying can seem the easier way to go.Whether you buy or you rent, a mortgage is being paid, correct
