I'm in the position to apply(depending on lender DTI requirement) for conventional financing through the builder at <6% interest rate in this current market.

Storage occupancy rates during past recessions has remained relatively stableFor example, during a recession, when folks downsize from a 3 bed/1 bath to a 2 bed/1 bath, those people, historically, keep their belongings and put them in storage.Also, during inflationary times, self-storage operators can better manage rates because most leases are month-to-month.

Its certainly hard to cash flow significantly in the current environment (high rates, high values etc) - I tend to think though that just "doing" a first deal even if it doesn't make too much is valuable versus getting stuck in analysis paralysis - the learning from the experience of actual doing it generally is 10X + even a ton of courses, info, spreadsheets etc

Hey everyone, as I'm sure you all know, it's hard to find properties that cash flow (or really even come close to 0) with the traditional 20% down and 7% interest rate that we currently have.

What I'm hung up on is how to make a deal work so that it produces a satisfactory rate of return for the money partner.

Areas like these typically have low vacancy rates and high rental demand.

Charge the tenants a higher rent rate and include utilities with their rent.
