They say the title is presented <180 days after purchase.

Should I present all possible options (wholesale, L/O, list) and state that within 2 weeks I could list it for the seller?

I find lower income properties present many pluses. 1. cheap acquisition 2. low amenities 3. multitude of willing and easy to replace tenants.

As we all know living in SoCal presents some limited options for investing locally so, much like others, I've begun looking out of state and obviously there are some very viable options.  

We are so excited by a potential opportunity we were just presented with but we are also new to this area need your advice and thoughts on things to watch out for!

I will use this guideline before moving forward with any due diligence on the property and presentations to my investors.I would love to work with someone who is seasoned with experience and who has cash equity. 

Ah well, no better time that the present I guess.
