I found a seller who is motivated to sell his property at a pretty steep discount.My plan is to put the property in escrow on an executory contract/land contract with the condition that the title will transfer once the seller receives his funds.

The nice thing is you can use those pictures in the future when you go to sell the property

@Megan Alanhello. house hacking is a powerful strategy. in an ideal house hack you would:-pay roughly the same that you'd pay in rent, net to the mortgage. 

Why do you want to invest in Real Estate?

Most DSCR programs will not touch you if you have a mortgage late in the past twelve months. 

Hey @Jacob Kurian - I have personally used the FHA loans several times here in Chicago both as an investor and many more as a general contractor.  

I believe that any losses you have in the stock market could offset rental income.On the other hand, the better solution is to not have any net rental income.
