From my understanding, a Class A area would be the rich side of town, Class B would be middle class area, Class C would be maybe blue collar and a bit lower income and Class D would be the parts you don’t go to by yourself.

Gwinnett is a very diverse County - incredibly upscale neighborhoods and arguably the best schools in the MSA mixed in with a ton of blue-collar more affordable neighborhoods.

 My conclusion :- ROI or Cash flow is personal choice,if REI is not your primary income then you could do a ROI  investment but you need cash flow if this is your breadwinner.I differ on one thing which  i read in another discussion where people were talking trash about Houston.Houston has a good mix and even if you have a recession the blue collar jobs will support the economy when white collar is on unemployment.
