James H. 203k deal is going very poorly, advice?

I digress....My general contractor is very poor at responding/communicating and I deeply regret not doing more about this sooner but since August this is what he has done:replaced the shinglesreplaced the heat pump unitsealed the flat roof with elastomeric coating, but got the silver material all over the dark brown gutters so it looks horrendousReplaced the outside A/C unitReplaced the well motor/pump, but no further testing of the well or plumbing has been done.This is what I have done (keep in mind, I have a full time job and also run a small side business):Built a new front door from scratch (it was pointed and not rectangular so no off the shelf options).

I have no experience with either funds or SPVs but am eager to learn how these financial vehicles can help expand our ability to get into larger projects.For our purposes we would likely want to set up a fund or SPV that can 1) provide debt in the form of fixed rate loans or 2) provide equity on the LP side for real estate investing projects.There are a couple of caveats.

Nothing like the heat from a good vehicle heater to keep you as warm as toast on a below zero morning.Check oil pressure, it's dropping (it can do that in the cold) and makes sure the blade is up and stowed, and then it's "In Gear" and off to make some easy money for the day.Vs Man steps out for the morning and gets into cramped little tool cat for a bumpy ride.Just my 2 cents.https://www.youtube.com/watch?
