I've got four condos under contract in southeast Houston.

Here are some details of property:- not listed, owner called me off direct mail campaign- 260 units in 5 buildings no climate control and 70% occupied (unverified)- owner has price in head of $1,350,000, probably from a broker- owner brought up seller financing in talks- I should receive financials this week from accountant- property is free and clear- agent for Penske truck rental - only one in 10 mile radius - paved, fenced, and has security system (unverified)- house/office in front of facility with 2 employees - 1 is live in managerThanks in advance for your input. 

The tenant seemed nice enough and was glad to have my info along with electronic payments (they previously had to drive 60 miles round trip to drop off payment). 

Depending on others to look out for your interests while you are thousands of miles away might be tough.

One thing about Troy and Schenectady, beware of taxes, and beware of the block you're looking into, both those cities have some beautiful downtown areas, yet one or two blocks away are gang shootings and crackhouses, so definitely look at street-level comps, doing the standard comp within 1/2 mile can give you hugely varying property values.  

There is a house currently listed within .25 miles from that house that is selling for $350k and has been on the market for 35 days.

@Faisal Sami, sorry but there needs to be some clarification are you 30 minutes away from your rentals or 1200 miles?
