I was starting to get a little concerned, I always saw other people investing in this area which I knew came with its difficulties but as long as tenant screening and property checks out I know it would work.

The reason I say this is  a double close, is because we would require the seller to be open to seller carrying the amount that we helped cover as a second note against the property.Ex. 1st transaction: DSCR covers 70% we help cover the remaining 30%.......close transaction.2nd transaction: Title opens a second escrow account and creates a 2nd lien for say 40% against the property so we can get our funds returned.

I get very excited about investing and see it being a large part of my future.

.* In Some jurisdictions takes even 3 months to just get a demolish permit (even though permit expediter can be used)* Because of these 2 above reasons, I would have to come with high money upfront as I would need to buy the property in cash.

@Jonathan Feliciano I don't own anything up in East Cleveland but just look it up on YouTube so you can get a good idea/feel of what the neighborhoods look like.

After this tenant leaves, you must clean/repair, market, screen applicants, select an applicant, collect the deposit and rent, get them moved in, etc.

Get the Certificate of Insurance for the electrical contractor in case there is an issue during installation and also thereafter. 

To get the best pricing and still do it correctly, you will likely need multiple trades, depending on what the purpose of each chimney is.  

If you have the ability to get a great loan from your father, you might not even need to sell your first property.

Does that get rid of any reason to do the latter things you mentioned?
