I was starting to get a little concerned, I always saw other people investing in this area which I knew came with its difficulties but as long as tenant screening and property checks out I know it would work.

The reason I say this is a double close, is because we would require the seller to be open to seller carrying the amount that we helped cover as a second note against the property.Ex. 1st transaction: DSCR covers 70% we help cover the remaining 30%.......close transaction.2nd transaction: Title opens a second escrow account and creates a 2nd lien for say 40% against the property so we can get our funds returned.

.* In Some jurisdictions takes even 3 months to just get a demolish permit (even though permit expediter can be used)* Because of these 2 above reasons, I would have to come with high money upfront as I would need to buy the property in cash.

After this tenant leaves, you must clean/repair, market, screen applicants, select an applicant, collect the deposit and rent, get them moved in, etc.
