I meant that if we use a written document rehashing what was discussed along with the seller deeding the property away, they're going to be in a weakened position.

@Jamie I have a family member who is currently a private lender and a couple that I've had invest with me in the past.  1% a day I think was meant to be funny but they forgot to put the smiley face :-) so you would know it's a joke, maybe?

A hole in a gravel driveway ( I had to call and find out what they meant- I got my rake out),  an unregistered vehicle (it was there for 3 days waiting for an out of state title, was quite new, but you think they would ask?)

I was under the impression that if the property was listed as "Cash or Rehab Loan Only" that meant that no bank would issue a traditional mortgage for the property.
