@Jamie I have a family member who is currently a private lender and a couple that I've had invest with me in the past. 1% a day I think was meant to be funny but they forgot to put the smiley face :-) so you would know it's a joke, maybe?

I was under the impression that if the property was listed as "Cash or Rehab Loan Only" that meant that no bank would issue a traditional mortgage for the property.
