I jumped in from my accounting background.I'd think, from a tax perspective that being considered a dealer would be less painful than the double taxation, but if you're doing other things to avoid that, you may be on to something.

The cash buyer I work with doesn't mind doing rehabs, especially when it's a good deal.That ARV was around $221, 000 and the asking price was $124,000… I made an offer at $95,000 cash, she called me back almost immediately.Then she started asking is it going in my name, I told her… Ultimately, it will go into a company name.I told her the contract will go in my name, but… The title will ultimately go into the company name.She started asking a few more questions, I've already forgotten what these questions were.I eventually told her I was a wholesale investor.I told her we would be doing a double closing.Her response is the reason why I forgot all other questions."

I just double checked the document, and the funds for the "cleaning reimbursement" were in fact in the far right column (aka paid from seller's funds at settlement).The property still didn't seem very "clean" but that must be something between the seller and his agent and not my problem.

The money you do pay goes back to you and not the bank.The Double tax argument: You don't get taxed on your loan, but get taxed twice on the repayment.

If you barely glue it down in a few spots, or attach with thin double sided tape, you can replace that every few years as needed.
