I just scheduled my first walkthrough for this Saturday as well and am double checking all what I need to prepare to show the unit.

If I rent it out, 3 bedroom 2.5 bath I can get around $1500 a month or a little more.The property I currently am considering is a 2 acre tract, has a 3 bed 2 bath home thats right around 1000 sq ft. 

If you don't have a place to live maybe rent out bedrooms.  

We would ideally like to buy a 3 bedroom in SF (have a 4 year old boy and 1 year old girl) but currently, it's too expensive where we'd like to live.

So you are saying you think its better, to buy the house directly with the listing agent, let them double dip, when you know full well they wont fight for your needs, rights, and price...? 

So I have yet to begin my real estate investing journey. my wife and 2 young boys under 2 have a single family home 25 minutes from nashville. the home is a 3 bedroom 2 bath. it sits on .86 acres so it's a rather large lot.

I am currently a college student that has completed 2 years of general studies, and will be entering a major next semester my current plan is to double major in business management and Real Esate.

If you purchased back in 2011 and you held on to your property you pretty much doubled the value and then some.  

Outside of that, I would just double check all your numbers.
