There are a multitude of factors that come into play such as the type of property and its location, and the structure of your investment portfolio.

Thus, it's rare you can sell within the first 2-3 years and not lose money. - And it's not just investors. 

We have created an investment plan for them to buy shares of a property, against what we put down for an initial down payment, so it accelerates there returns.

Hey @Devon Moore not sure where or why you'd lean towards a land lease unless that's standard for this developer.In my experience its difficult to capitalize deals with ground leases involved.  

Really itching for it knowing how much faster and easer it is to acquire properties.

I see you had it as an off market pocket listing, can you share some of how you came to find the deal in the first place?
