There may be another owner in title.Regardless of the above, if the people in the chain, deny that it is their property, it may slip through the cracks and the bank may not redeem.

The listing agent ended up calling the city and asking them to send an invoice to hud, and the listing agent is supposed to let me know next week if hud agrees or denies to pay.

So if you had to deny someone that has a down payment, they could still be a home owner today with no credit qualifying, then I send them back to you in a few years to refinance.
