When I read a post; a cry for help, for guidance, a problem that needs to be solved from someone just starting in this business, or a pro with a challenge.....it triggers something that I remember and experienced and I just want to get this keyboard clicking.

This state is very challenging with the high cost of real estate as well as CRAZY taxes.

The entire industry has changed significantly in the last 7-8 years and keeping up with it all is a daunting and necessary element of our business these days.

I figured the extra money through tenant rent and (eventually) investment would be very helpful with my lifelong goals. although I know there will be a challenge of fixing or maintaining the house would not be easy, I am up for the challenge. 

Is wholesaling challenging in California?

@joe @Joe Fairless I am really AV challenged when it comes to computers and there is probably a better solution but you can use Total Recorder http://www.totalrecorder.com to capture the audio in mp3 while you play the video (having a program that directly exports the audio to an mp3 is certainly a better solution but I don't know any). 

Investing in Las Vegas is challenging right now, the run up in prices over the last 3 years have really torn down cap rates.

Some people here try to claim that it does but when challenged not one has stepped up to prove their statement.

Can find it pretty challenging by myself but I will do it regardless.
