At this point I'm making about 1 offer every other day and I'm sure my realtor is ready start blocking my calls. 

I  have no experience in the field of real estate and have just been consuming every bit of info I can from BP (which has helped a lot.)I have been listening to podcasts, signing up for every webinar, analyzing deals daily using the calculators. and have recently purchased a few books from the site that I will begin soon. 

or do I not and if not, how to I put it into my books as part of the cost of the house and rehab to get it rent ready?

I am currently putting in offers on properties and am looking to have an attorney ready for the attorney review process.Also, for the BP lawyer folks, how do you typically handle fees when a deal falls through?

As a bonus, I personally know more than enough contractors that can assist in getting the property ready.  

My wife and I are in the process of getting our house ready to be used as a rental. 

I do all my own make ready, repairs and maintenance , except for AC work. 

You could probably get it Airbnb ready fairly cheap too.
