I believe dealing with out of state sellers is a little more challenging and that’s why I want to make sure of the ins and outs.

I think the way to handle this is to  divide the property by the portion you use for tax purposes similar to a personal property and the expenses accordingly. 

Be patient, stay focused on your goals, and be prepared to learn from both successes and challenges.
