When I went to my apartment to collect rent to my dismay I found the tenant has ghosted on me and disappeared into thin air fortunately he took all his crap and pit bull with him .i gave it a cleansing of Clorox to get rid of the butt demons in the bathroom and I threw a for rent sign in the front yard to summon  another mischievous  ghoul

If you're driving for dollars you really don't NEED anything as you're not making contact, just gathering info to send mailers (or sending them on the spot from your phone if using deal machine, maybe they'll give me a free month for the plug :p)In the back end: have a branding package developed, get business cards made, brand your clothing, get a website (I think this is a #1 priority), etc but all of this should take a back seat to activity, activity, activity.

I plugged in all these numbers (PMI, mortgage, insurance, vacancy, cap ex, property management, etc. - all the numbers the calculator asks for) into the Rental Property calculator on here and the numbers came out good (let's assume the numbers I used were good too).
