Reason being if deal goes bad you walk away clean and they suffer.I also would never recommend to anyone to have 100% leverage as your playing with fire in those situations. 

You don't want to waste your time following up bad leads, and realtors don't want to waste time writing offers that will never land.Hope that helps a bit.

I I bought an apartment last year that had smokers for 30 years straight and it still didn't look this bad.

Our RTA and LTB are extremely pro tennat so you must avoid having to rely on the system to protect you from bad tenants.

I was a week away from closing on a great place in Decatur city limits near downtown, but I couldn't get the HOA lady to communicate with us before we purchased, which was a bad sign and I walked.

I pulled it up in Memphis and to be fair, the houses look horrible and the areas are bad.
