Hi Marian, yes it is usually the heat exchange (per the technician), but in this case the air intake has a bees nest lodged in it, so the furnace did not get enough air flow to expel the gas.

If he can't prove a steady income from the property due to shoty bookkeeping or if he has been collecting cash and not reporting then you could potentially use that as a pressure point.

I don't like the thought of being told out of thin air that my lease won't be renewed and feel like I have to walk on eggshells to stay on the good side of a landlord lest he/she decide to get rid of me.In sum, Like @Ned Jackson @Ned Jacksonundefined says, lots of stuff we do is a "bad investment" but there are other things to consider besides purely financial rewards.
