The video on there home page was entertaining... but didn't really give me a confident feeling. 

Sadly it looks like most units around there are selling in the $170-180K range.As far as ideas, I have none because it looks like your buyer is old people, and I don't know the old people/ retirees/ active adult market.

One I am considering is 3,000 square feet, 5 bedrooms, 5 bathrooms, a large entertainment area and a pool. 

I am with @Deanna, our quality of tenants that use online sources and tailored searches have been better than any of the "Hey, I saw a sign" people we've entertained. 

Ill throw two out there: 108 with Grant Cardone, very motivating, fast pace, and entertaining show.

(included for your entertainment)  A portion of their pay is always protected, as well as a portion of their bank account.  

If someone can bring me a truly off market, actual good deal I'd certainly entertain being a Co-GP but the split would be far less than 50/50 for simply being a bird dog.  

My guess would be that @Tim Porsche is getting quotes around that $350 range, and is entertaining hiring a handiman for maybe $20/hr and buying his own materials ($110/Sq or so.).I tend to agree with the fact that these small roofs can sometimes pose more transitions/challenges due to flashing that a very basic roof over a normal house.

I should have some equity from that that I'll likely use instead.And/Or, I might entertain taking out a chunk from ROTH IRA basis, leaving the gains alone.
