They may share administrative functions, share in loans and servicing, block loans together creating a larger portfolio for pricing or management reasons like risk management.

The Federal Housing Administration (FHA) offers special loans to help both low- and moderate-income families purchase housing.

There would be a lot of politics about it among teachers, school administrators, and of course, politicians.

Could be a real opportunity, even if there is nothing more you can do than the driveway for now, you or a new buyer could maybe do more in the future should zoning rules change or more flexible administrations run the town/county. 

People will pay a premium $/sf for something small if it is more affordable, and many people who can afford something like that can't qualify for a traditional 3-5 year commercial lease on their own space.The hassle with something like that is the administration & management.  

If we get a business friendly administration in next year, I see businesses having more confidence again as well.

I don't like this method because it's an administrative hassle every time a deal comes through.
