@Adam Upchurch I didn't it seemed too good to be true haven't moved forward on it but " credit suite" has a collection of youtube videos that can help and it's free it's going to take time just like regular credit.

I've been seeing a lot of YouTube videos and real estate gurus saying that the subject to loans and wraparound loans are great tools to get off Market properties.

I have a full time job, a YouTube channel and am building out a coaching business and website but I love real estate and want to expand my horizons there as well.

I have been working on educating myself through the podcasts, forums, books, Youtube videos, talking with friends and family who have real estate investments, etc.

I would watch a few youtube videos on how to figure out the ARV of a house before you start moving forward with your wholesaling business.

If possible, you probably want a side by side duplex instead of an up/down unit so you hear less of the tenant and their music / pets / family members don’t bother you and vice versa.
