@Brian Garrett  to me it just means your market rebounded and is strong.. its a development game for the next few years have to create your own deals.. does not help with all the TV guru's teaching flipping this creates a ton of competition that did not exist.

A code system like Mitch mentioned means if it is lost no one will know where it goes.But, last night I saw a TV show, Shark Tank, kinda funny, any way one guy presented a deal that was an app for smart phones to lock/unlock doors.

Sometimes I have offered incentives like low security deposit or free flat screen TV.

Gurus are on tv all day everyday telling well meaning people that they don't have to know anything or do anything to be involved in this business and they will still get rich.

If your trust owns the house, but you own your TV and furniture, those personal property items could end up without coverage if the house burns down.

We've been utilizing TV, PPC, direct mail, FB ads and cold calling to get 10-12 off market deals per month, mostly single family but have moved several quads and just picked up a 24 unit off market as well.

I would create a much better description of value of the property and create some urgency... end of month rent special, let us show how much we love our tenants, get a free $50 gas card if your accepted Free flat TV when you move in....Hope this helps
