Transient traffic can make for an unsafe neighborhood for neighbors as they no longer recognize "regulars" to the neighborhood...traffic...blah blah blah...the good side?

One of the primary reasons is that we ALREADY had a lot save up in regular retirement accounts (we are all around 50 years old).

The only way to do that legally on a regular basis without fear of legal issues is to become a licensed agent.

And that both properties are turn key with maybe some room to update over time.At first glance most would say go for the cash flow, but I was thinking about the benefits of the higher purchase price as well.

Renovate the units as the tenants move it, it means less capital all at once, and you get cash flow from the other units while the unit is question is being updated.

Wells Fargo regularly renovates their REO's and lists them in my area.

If we're talking about a land allocation or a donated amount then it's important to clarify which one and make it very very clear it is an update to the information.
