Those prices are only the BASIC building costs for a SFH on a flat lot including foundation, HVAC, Plumbing, Electrical, etc.

They want us to share our costs of repairing/replacing the HVAC (hydronic heat) and plumbing (as the place was allowed to freeze), because CMHC is questioning their insurance claim on the property.While I think Vancouver is in its own little bubble these days, Toronto may be more at risk of imploding due to the length of time this dance has been going and the looming condo glut.

Make sure you got your contractors picked, ready to go (painters, electrical, plumbing, flooring) if not doing 2 rentals a month won't be easy to do.

Your renovations are ruined.So you need to find out the age and status of each of the following: roof, doors (exterior and apartment entry doors), windows, siding/brick pointing, plumbing risers and laterals, electrical wiring between the meters and the sub panels, furnaces/mechanicals, attic insulation, basement water/seepage.

It was just kind of tinny.  3/8 drywall more easily hole-prone, cabinets made out of particle board with no top or back, hollow-core doors with cardboard 'struts', 2X2 stud walls, poly plumbing. plastic washerless faucets,etc.
