Medical, student loans, no problem. 

I've only ended up selecting traveling medical professionals (nurses, physical therapists and a physician's assistant who is relocating to the area) but I think it's just a numbers game in my area.

Whenever a violent death occurs in a home, you can bet the medical examiner, funeral home, police, etc. will be contacting a disaster cleanup company.

The HUD guidance says the letter should be from a medical provider and within the last year.

For example, medical bills, student loans, a five year old foreclosure, on their own, are not much of a factor, in my opinion, for rental purposes.

I also like to look for STRs myself near Bush Gardens, USF college and the Tampa Medical centers.

Loftium handled getting the proper licenses and insurance - so definitely make sure you/they know all of the rules and regs of your particular market before pursuing or you'll get a cease and desist notice real quick.  

BUT, we all know its the debt to income ratio and delinquencies we want to see, EXCEPT medical ones that mean nothing.

You don't expect an accident or medical problem, but you have insurance...
