These lenders are very familiar with both of their operations so final approval is almost always positive if you're going to a well known highly ranked shop.

From my limited knowledge is seems that no other business dealings (a florist shop, not affiliated with the property, was mentioned) should be mixed in with the financials of this property. 

It’s in a highly desirable area for families (good schools) but also close to businesses, transport, a major university, and walking distance to high end shops, restaurants, etc.
