A good friend of mine suggested I should take her as my tenant because what was perceived to be a prolonged softening rental market that is happening and extremely limited quality tenant pool. 

Account Closed I would suggest giving the rent by room a try after you’ve done some research.

There is the carrying cost in the time it takes to do this.Would this addition make it stand out in the neighborhood?

That is primarily because the cost of money (interest rate) is twice what it was two years ago.I suggest that you adjust your thinking about buying a vacation rental just a bit.

Any other suggestion that’s out there. 

And I would suggest using an accounting software to make things easier.

It's a good read, but I haven't actually implemented any of the suggestions in the book.
