I know people are doing this In lieu of assigning the contract.Obviously, a name and articles of organization must be filed with the $100 fee.The Secretary of State says:The articles of organization may be signed by any member of thelimited liability company, any manager if management is vested in one or more managers, or by an organizer if the entity has been formed but it has no members or managers.

As far as I can tell, having been the potential buyer, its pretty useless.If you mean for investors who do short sales, no, never heard of any such certification, nor is there any organization to issue such a certificate.

I have a possible connection with an investor that can help me get into flips (wholesaling should fit in nicely with this, I hope), and I have an investor that is looking for apartment buildings going to foreclosure.I am attempting to join one of or both the local REI clubs, but they aren't doing a good job being organized--I am trying to call/ email to confirm next meetings, no response or luck yet.Great forum here, lots of helpful info.

I just use the appropriate quick link on the left and then go to the forum I'm looking for.I strongly believe that if you give it a change, it will grow on you and you'll find that the organization/layout/wacky colors make sense.Or . . . you won't.I do appreciate all feedback, as I believe most of you know.Thanks!

Most of the RE clubs here in Toronto are that multi level $499 type membership, and it simply wreaks of being a business within itself as opposed to being a place where people passionate about real estate can meet in an organized manner.
