@Robert Morris it can work - until it doesn't via a lawsuit.Challenges:1) They are NOT professionals2) They are not licensed, so may cause you legal headaches3) They won't have insurance, so what happens when their actions lead to a lawsuit?

Does the insurance company feel comfortable insuring in that area, does the lender want to lend on this property... and so on. 

I am considering buying a quadplex as a house hack, but the eventual goal would be to move back into my current primary residence rather than buy another, so the seasoning period for me to get another loan would not apply.

Every investor is different on what they want covered, so really you just need a good agent who will discuss the coverages with you when you set up the policy. 

Recently, I began calling expired investment property listings. 

So I am new to real estate investing - currently don't have any deals or projects. im located in Connecticut - Im a beginner and am looking for experience and knowledge and more information - as a beginner I want as much information as possible with the experience I know a lot of people who start- they network, meet different investors and different people in the real estate world . 

I am in my early 30s, zero debt, Excellent credit and currently live in Minnesota (hoping to move to another state in a year or so.). 

I'd call around and ask for other quotes, but if it will extend it by a year, I'd have it serviced.

I started calling other mobile home parks nearby, to get an idea of comparables.

This would make decision making hard, on top of likely needing owners to sign mortgage guarantees, etc.Not enough involvement/too many owners, that you no longer satisfy SECs rules for involvement and it is really a security that needs registered or exempted.Some middle ground, like DSTs or these other fractional ownership, where the admin work is so intensive that fees need to be higher to make it worthwhile for the operator.Then again, I am drawn to real estate, so by nature drawn to traditional, proven structures.
