As you build up your portfolio, scaling is the next goal.

And as you state its now basically very intense to keep all these things running smoothly your not just putting it on auto pilot. what makes this work for most and how they scale though is apartment loans are much easier to get than funding a business with a commercial bank.. your not going to borrow 6 million when you only make 80k.. 

I like the idea of making a gain tax free and buying into a larger scale deal.

Since 10% is the target rate of return I am hoping to expect right now (plus all of the added benefits of real estate investing of course) it is usually out of the question to go with property management for me at the scale I'm pursuing.

Things seem to be scaling much quicker now so I wouldn’t doubt if I blow these goals out of the water.

On this small scale, I would be very picky with people you lend to.

This may not tip the effort/reward scale enough on my nap correlation index. 

I always hear MF is the way to go - better economies of scale. 

The Syndication as LP making less returns is what i expected as well, when you say you can scale more with LP that sounds interesting I would like to learn more about that.
