It doesn't matter what type of deed you get for the conveyance as long as a reputable title insurer will issue you an owner's title policy without exception for anything out of the ordinary.

I like to ask for everything they have, you never know...at the very least if there is a discrepancy between the statements and reality you have a little leverage and you can tell the company they keep...fly by night contractors or reputable ones, stopgap repairs or thoughtful work.
