I hear you're warnings, and it's a reminder to not be naive to the obstacles.  

Reminds me of how the drug dealers south of the border think.

That way instead of inventing a system as things present themselves you will have thought through things like: What are my criteria for a renter, How do I want to be contacted in what situations, Who are my maintenance and emergency vendors, What tasks can free tools streamline for me/What can I automateFor example I use google calendar to remind me to drop my renters a line quarterly to see how they're doing and if they need anything.

It's a great equalizer.As for the weed, I would thank her for disclosing it and remind her that smoking ANY substance inside the rental is not allowed.

I reminded myself that real estate investing is a long game, and I don't need to make a move every month.

Reminds me of the ‘80’s on Dune Road in Southampton.

Oh, that just reminded me of my Grandpa's land he bought in 1957ish, outside of Vegas for $257, and the family sold it for 1 mill around 2005-06.  ....Good thing Grandpa liked to gamble!   

This is a good way to remind those people like me that want to be on of your Webinars and strive to learn from people like you. 

Sometimes we find ourselves reminding each other that "there is life outside of NY" as impossible as that sounds to many I know here.
